OUR HOUSE RULES

 

• FOR MALAYSIAN
  - A copy of your IC is required once the booking is confirmed (via Airbnb / WhatsApp / WeChat)

• FOR FOREIGNER
  - A copy of your passport is required once the booking is confirmed (via Airbnb / WhatsApp / WeChat)

​​

• STRICTLY:
  - NO drugs
  - NO illegal activities
  - NO wild parties
  - NO pets
  - NO durians
  - NO smoking inside the home
  - NO shoes / slippers inside the home
  - NO personal sound systems / PA systems / all types of musical instruments (including traditional musical instruments)
  - NO personal lightings / disco lightings / DJ
  - NO firecrackers, fireworks and any explosive devices (inside and outside of our property)

• CHECK-IN TIME
  - After 3pm

​​

• CHECK-OUT TIME
  - By 11am

​​

• SECURITY DEPOSIT
  - RM 2,000
  - Refundable after checking out if no damage is detected and no house rule has been violated

​​

• NOISE
  - This is a quiet residential area, so please keep noise low at all times
  - For wedding receptions, honking is not allowed as it will disturb our neighbours
  - Quiet time is from 10 pm to 9 am
  - Failure to observe noise rules, even after our warning, will result in forfeiture of the Security Deposit and immediate eviction

• AC / FANS / LIGHTS / HOT WATER / COOKTOP
  - Turn off ALL the above appliances when leaving the unit
  - Additional fee might be charged if maintenance staff need to enter the unit to turn these off

​​

• PARKING
  - Park in designated parking spots only
  - DO NOT block entrances to neighbours' houses or traffic flow

​​

• CLEANLINESS
  - Always keep the home clean
  - BBQ set, all cutlery and crockery used need to be washed
  - Place all disposable rubbish bags inside the closed garbage compartment just outside the autogate (tie up any excess bags properly and leave them in front of the garbage compartment)
  - An additional cleaning fee RM 300 onwards will be charged if cleanliness is not maintained

• ADDITIONAL CLEANING FEES
  - Smoking inside the home: from RM 300 onwards
  - Shoes / slippers inside the home: from RM 300 onwards
  - Unwashed dishes: from RM 75 onwards

 

• LOCK
  - Always lock all doors / windows when leaving the premises

​​

• DECORATIONS
  - If you need to decorate the house, use ONLY Blu-Tack (no other types of tape as they may cause the paint to peel)
  - Additional fees will be charged if repainting is needed

 

• DAMAGE
  - All damages and breakages to the property will be charged accordingly

 

• INDEMNITY
  - All guests hereby voluntarily agree to release, waive, discharge, hold harmless, defend and indemnify Owner and any and all agents, employees, or contractors from any and all claims, actions or losses for bodily injury, property damage, wrongful death, loss of services or otherwise which may arise out of their use of Rental Property facilities, equipment, or activities
  - All guests further assume full responsibility for the actions of any and all persons whom they may allow to enter the property during the rental periods and indemnify Owner from any and all claims arising from such other persons

 

• VIOLATION OF HOUSE RULES
  - Any infractions of house rules may result in forfeiture of Security Deposit, a fine and / or eviction

IMPORTANT THINGS TO NOTE

ITEMS FOR RENT

​

• BBQ set
  - RM 225 (without food)

​

​

ADDITIONAL FEES

​

• Early check-in / late check-out (subject to availability)
  - RM 180 to RM 230 per hour

​​

• Wedding reception (50 attendees max)
  - RM 1,000 per night
  - Honking is not allowed as not to disturb our neighbours

 

• Production / photo shoot
  - RM 1,000 per night

 

• Special occasions and functions, including but not limited to celebration, gathering, retreat, meeting, training, etc.
  - RM 500 per night (30 pax max)

• An extra venue fee will be imposed if guests are doing canopy  setup
  - RM 400

 

• Setup & clean-up shall be done by guests

​

• Please help us to keep our place clean
